1. Acceptance of terms
By accessing or using dscrlens.com (the “Site”) or any services offered through it, you agree to be bound by these Terms of Service (“Terms”). If you do not agree to these Terms, do not use the Site. These Terms apply to all visitors, users, and anyone who accesses the Site.
2. Description of service
DSCRLens provides a debt service coverage ratio (DSCR) pre-qualification calculator that estimates whether a given rental property scenario may qualify for a DSCR loan based on publicly available lender criteria. The calculator is provided for informational purposes only.
At the user's explicit request, DSCRLens refers the user's contact information and loan scenario to a third-party licensed mortgage broker partner (the “Broker Partner”). DSCRLens does not originate loans, set interest rates, issue pre-approvals, or make credit decisions.
3. Not financial or legal advice
Nothing on this Site constitutes financial advice, mortgage advice, legal advice, or a recommendation to take any specific action. Calculator results are estimates based on general published lender criteria and do not account for all underwriting factors, lender overlays, state-specific regulations, or individual borrower circumstances.
Calculator results do not constitute a pre-approval, commitment to lend, or guarantee of loan terms. Actual loan eligibility, rates, and terms are determined solely by lenders through their underwriting processes. You should consult with a licensed mortgage professional before making any financial decisions.
4. Referral relationship
When you submit the lender-match form, you expressly consent to DSCRLens sharing your name, contact information, and loan scenario data with the Broker Partner. The Broker Partner is an independent company; DSCRLens does not control their communications, services, or conduct.
DSCRLens may receive compensation in connection with referrals to the Broker Partner. This compensation does not influence which lender the Broker Partner recommends to you. You are under no obligation to proceed with any loan through the Broker Partner or any lender they introduce.
By submitting the form, you consent to being contacted by the Broker Partner by phone, email, or other means regarding your loan scenario. You may opt out of such contact at any time by notifying the Broker Partner directly.
5. Accuracy of information
You agree to provide accurate and complete information when using the calculator and submitting the lender-match form. DSCRLens is not responsible for errors in calculator results arising from inaccurate data you provide. Lender criteria change over time; DSCRLens makes reasonable efforts to keep the calculator current but does not guarantee that it reflects each lender's current requirements at any given moment.
6. Intellectual property
All content on the Site — including text, design, code, and the calculator logic — is the property of DSCRLens and is protected by applicable copyright and intellectual property laws. You may not reproduce, distribute, or create derivative works from any content on the Site without our express written permission.
7. Disclaimer of warranties
The Site and its services are provided “as is” and “as available” without warranties of any kind, either express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, or non-infringement. DSCRLens does not warrant that the Site will be uninterrupted, error-free, or free of viruses or other harmful components.
8. Limitation of liability
To the maximum extent permitted by applicable law, DSCRLens and its owners, employees, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages — including lost profits, lost data, or business interruption — arising out of or relating to your use of the Site, even if DSCRLens has been advised of the possibility of such damages. In no event shall DSCRLens's total liability to you exceed $100.
9. Indemnification
You agree to indemnify and hold harmless DSCRLens and its owners, affiliates, and agents from any claims, damages, losses, or expenses (including reasonable attorneys' fees) arising out of your use of the Site, your violation of these Terms, or your violation of any third-party rights.
10. Governing law
These Terms are governed by the laws of the State of North Carolina, United States, without regard to its conflict-of-law provisions. Any disputes arising under these Terms shall be resolved in the state or federal courts located in North Carolina, and you consent to the personal jurisdiction of those courts.
11. Changes to terms
We reserve the right to update these Terms at any time. When we do, we will revise the “Last updated” date at the top. Your continued use of the Site after changes are posted constitutes acceptance of the updated Terms. It is your responsibility to review these Terms periodically.
