Privacy Policy

1. Who we are
DSCRLens (“we,” “us,” or “our”) operates the website at dscrlens.com (the “Site”). We provide a DSCR loan pre-qualification calculator and, at the user's request, refer users to a licensed mortgage broker partner. We are not a lender, mortgage broker, or licensed financial adviser.
2. Information we collect
Information you provide directly
When you submit the lender-match form, we collect: your full name, email address, phone number (including country code), and any notes you choose to include. We also capture the loan scenario data from your calculator session: property state, property type, estimated property value, loan amount, interest rate, loan term, monthly rent, property tax, insurance, HOA, FICO score range, loan purpose, and whether you identified as a foreign national.
Information collected automatically
We may collect standard web server logs including IP address, browser type, referring URL, and pages visited. We use this data solely for operational and security purposes.
Information we do not collect
We do not collect Social Security numbers, driver's license numbers, bank account numbers, or credit card information. We do not run credit checks. We do not collect information from children under 18.
3. How we use your information
We use the information we collect to:
- Transmit your loan scenario and contact details to our broker partner so they can contact you with loan quotes
- Send you a confirmation email via Resend upon form submission
- Store your submission in our database (Supabase) for operational and support purposes
- Improve the accuracy and functionality of the calculator
- Comply with legal obligations
We do not use your information for automated decision-making that produces legal effects. The calculator output is an estimate only and does not constitute a credit decision.
4. Information shared with third parties
We share your information with the following third parties:
Broker partner
When you submit the lender-match form, your contact details and full loan scenario are transmitted to our licensed mortgage broker partner. This is the core function of the service. The broker will contact you directly to discuss loan options. Their handling of your data is governed by their own privacy policy.
Resend
We use Resend to send transactional confirmation emails. Resend may process your email address in connection with delivery. See resend.com/legal/privacy-policy for their privacy practices.
Supabase
We use Supabase as our database provider to store form submissions. Data is stored on servers in the United States. See supabase.com/privacy for their privacy practices.
Legal requirements
We may disclose your information if required by law, court order, or governmental authority, or to protect the rights, property, or safety of DSCRLens or others.
5. Data retention
We retain form submission data for as long as necessary to fulfill the purpose for which it was collected and to comply with applicable legal requirements. You may request deletion of your data at any time by contacting us at the address below.
6. Data security
We implement industry-standard technical and organizational measures to protect your personal information against unauthorized access, alteration, disclosure, or destruction. These include encrypted data transmission (HTTPS), access controls on our database, and use of security-focused infrastructure providers. No method of transmission over the internet is 100% secure, and we cannot guarantee absolute security.
7. Your rights
Depending on your jurisdiction, you may have rights regarding your personal information, including the right to access, correct, or delete information we hold about you.
California residents: Under the California Consumer Privacy Act (CCPA), you may have the right to know what personal information we collect, the right to delete that information, and the right to opt out of sale of personal information. We do not sell personal information.

8. Cookies
The Site may use essential cookies necessary for functionality. We do not currently use tracking cookies or third-party advertising cookies. If this changes, we will update this policy and, where required by law, obtain your consent.
9. Changes to this policy
We may update this Privacy Policy from time to time. When we do, we will revise the “Last updated” date at the top. Continued use of the Site after changes constitutes acceptance of the updated policy.
